Gas Checks (CP12)

Our team of approved Gas Safety (Installation and Use) Regulations 1998 (1) registered engineers are available to carry out this certificate when required.

We  offer  two  services  to  Landlords:

 

Fully  Managed    

We  recommend  our  Fully  Managed  service  to  any  client.

No Hidden Charges:

Our lettings management service is designed for busy or less experienced landlords who prefer us to handle the day-to-day management of their property. Here’s what we take care of:

    • Check-in: We manage the check-in process for tenants.
    • Deposit protection: Deposits are placed with the Deposit Protection Service (DPS).
    • Day-to-day management: We handle all repairs, maintenance, and correspondence.
    • Gas safety checks (CP12): Arranged and managed by us.
  • Regular inspections: Your property is inspected regularly either 3 month or 6 months 
  • Check-out: We manage the check-out process when the tenancy ends.
  • Compliance &  Tenancy agreement: We draw up the tenancy agreement and arrange all the necessary  compliance documentation to the tenant, which include the ‘How to Rent’ guide, prescribed information (Deposit Protection Service), EPC, and CP12 certificate, EICR Certificate Fire Risk Assessment and Legionnaires check .

Our Fees for the Fully Managed Service is:-Fixed Fee of £295.00 for finding the tenant and setting the tenancy up  plus a monthly agreed  % on a monthly basis.

 

Tenant Find Only 

Our  tenant find service is perfect for landlords who want to find the right tenants and then look after the property and tenants themselves.

  • Tenancy agreement: We draw up the tenancy agreement and arrange all the necessary  compliance documentation to the tenant, which include the ‘How to Rent’ guide, prescribed information (Deposit Protection Service), EPC, and CP12 certificate,  EICR Certificate Fire Risk Assessment and Legionnaires check .

This service is ideal for landlords who have managed their own properties but need help finding a tenants.

Our Fees for the Tenant Find Service is:-Fixed Fee of £350.00 for finding the tenant and setting the tenancy up
